Property Valuation and Income Source Certificate for Student Visa
Property valuation and income source certificates are supporting documents for a student visa from Nepal: the first shows what your family’s land and house are worth, the second shows where the family’s yearly income comes from. Ward offices certify land valuation and are where families generally get income certificates, banks do their own valuation for loans, and tax papers back up the income. They help explain your family’s financial background, but no visa country treats land as money you can spend on fees. What the embassy really checks is accessible funds, plus a believable source for them.

What a ward property valuation certificate is
Ward offices certify the value of land owned by local residents. Lalitpur Metropolitan City’s Ward 28, for example, lists a service called “Land valuation recommended / certified“. The documents it lists include:
- an application;
- a copy of the citizenship certificate;
- a copy of the land ownership certificate (Lalpurja);
- a sarjamin muchulka (local inquiry record) of the place;
- a copy of the land revenue (malpot) payment receipt;
- proof of property tax payment.
A sample English-language property valuation format published by Bateshwor Municipality shows what the certificate typically contains: a statement that the named person is a permanent resident of the ward and owns the listed property according to the land revenue office’s certificate, a table with plot number, area and value, and a total value in rupees and US dollars at a stated exchange rate.
Each municipality sets its own fees, formats and valuation basis, so the same plot can be valued differently by a ward and by a bank. That is normal, but be ready to explain it if both appear in your file.
Bank valuation: what happens when you take a loan
If you use property as collateral for an education loan, the bank values it itself. NMB Bank’s official education loan page says it finances up to 70% of the fair market value of the collateral “as valued by the bank”. NIC Asia Bank lends up to 80% of the fair market value of land or building. Nabil Bank lists the land ownership certificate, building and map approvals and tax clearance among the security documents it needs.
This bank valuation matters for the visa only through the loan it supports. The embassy cares about the loan letter or disbursement, not the land itself. Read our full guide to how much bank balance you need to study abroad to see how loans fit into your total.
What an income source certificate is
An income source certificate (आय स्रोत प्रमाणित) is generally a ward office letter that lists the family’s income heads, such as salary, house rent, agriculture, business or remittance, and the yearly amount from each. A ward can only certify what you can show it, so the certificate is only as strong as the papers behind it.
Back up each income line with primary documents. Nepali banks’ own loan checklists give a good idea of what counts as proof:
- Salary: salary certificate (NMB asks for one dated within the last three months), recent payslips, six months of bank statements and tax records.
- Rent: rental or lease agreement, property ownership papers and rent received in the bank.
- Business: registration certificates, the latest audited financial statements (Nabil asks for two years) and tax receipts.
- Pension, interest or foreign employment: pension papers, interest statements or foreign employment and remittance records.
- Tax: tax clearance or payment receipts. Nepal’s Inland Revenue Department has an online tax clearance search by PAN, fiscal year and clearance number.
Some families also add an income statement certified by a chartered accountant, especially for business income. None of the official visa pages we checked requires one; it is optional supporting evidence.
What embassies actually assess
UK
GOV.UK’s financial evidence guidance accepts bank statements, building society passbooks, certificates of deposit and bank letters showing your name, the bank’s name and the balance. Money must be held for 28 days in a row, ending no more than 31 days before you apply. Stocks and shares, pensions, overdrafts and cryptocurrency do not count, and property is not on the list at all. A valuation certificate does not help you meet the UK funds rule.
Canada
IRCC’s proof of financial support page lists six months of bank statements showing the source of income, pay stubs, pension documents and proof of rental income as examples. So income evidence matters for Canada. The living-cost amount is CAN$23,448 a year for one person outside Quebec for applications from 1 September 2026, about Rs 25.22 lakh at the NRB selling rate, 17 October 2026.
Australia
Home Affairs wants genuine access to funds. You must explain recent large deposits and ongoing deposits such as wages. If a loan is secured by property, show the security, the loan terms and that you can keep up with repayments. A sudden deposit from a land sale should come with the sale papers.
USA
The State Department says the officer may ask for evidence of how you will pay all educational, living and travel costs. There is no official list that requires a property valuation. Whatever you bring, be able to explain your family’s income and savings in your own words. See our F-1 financial documents guide.
Step by step: preparing these documents
- List every income source the family has, with yearly amounts you can prove.
- Collect primary papers first: salary certificates, rent agreements, business registration, audited accounts, tax receipts.
- Pay any pending land revenue and property tax, because the ward will ask for receipts.
- Apply at the ward office for the income source certificate and, if needed, the property valuation certificate. Ask for English versions.
- Check every detail: names, plot numbers, areas and amounts must match the Lalpurja and your bank documents.
- Put the funds in order: make sure the actual money (savings, deposits or loan) meets your country’s rules. Use our student visa money calculator to check the total in rupees.
Common mistakes
- Treating property as funds. A Rs 5 crore valuation does not replace the cash or loan you must show.
- Inflated income figures. If the ward certificate shows income that tax records and bank statements do not support, it weakens your case.
- Mismatched details. Different plot numbers, owner names or areas across documents raise doubts.
- Unexplained big deposits. Especially for Australia, explain any large deposit with proof.
- Paying an agent to “arrange” certificates. Documents must be genuine; officers can verify them. If something goes wrong, read what to do after a student visa refusal.
What to do next
Start with the money you can actually show, then add income and property papers to explain it. Ask your university or the official visa page which documents they want. Valuation and income certificates are the supporting cast, not the lead.
Frequently asked questions
Is a property valuation certificate required for a student visa?
None of the official UK, Canada, Australia or US funds pages we checked requires one. It can support your family’s financial story, but it is not accepted as money for fees or living costs.
Who issues a property valuation certificate in Nepal?
Ward offices certify land valuation for residents, for example Lalitpur Metropolitan City Ward 28. Banks do their own valuation when property is used as loan collateral.
What documents are needed for an income source certificate in Nepal?
Your ward sets the list, but expect citizenship copies and proof of each income line: salary certificate, rental agreement, business registration or audited accounts, and tax receipts.
Does the UK accept property as proof of funds?
No. GOV.UK accepts money held in bank or building society accounts and similar documents; property, stocks, shares and pensions do not count.
Does Canada look at income source?
Yes. IRCC lists six months of bank statements showing the source of income, pay stubs, pension documents and rental income proof among its examples.
